First-time homebuyer activity in Boston increased 12 percent during the second quarter of 2026, with most offers landing on properties priced between $620,000 and $710,000 according to closed sales tracked by the Greater Boston Association of Realtors.

The uptick matters now because the citywide median reached $780,000 in June, pushing many recent college graduates and young professionals to look beyond core premium zones while still competing against university-driven demand from institutions such as Harvard and MIT.

Cambridge listings near Inman Square drew 28 first-time buyer contracts in May and June alone, while Somerville condos along the Green Line extension corridor saw similar traffic at price points 8 percent below the city median. South Boston’s East Broadway corridor also recorded a rise in applications for the city’s first-time homebuyer lottery administered through the Boston Home Center.

Neighborhood entry points and financing programs

Buyers using MassHousing’s first-time homebuyer mortgage products closed 142 loans in the metro area through June, with average purchase prices at $665,000. In Cambridge, units near Central Square traded at $695,000 on average for one-bedroom condos, while Somerville two-bedrooms along Highland Avenue cleared at $715,000. These figures sit below the $920,000 median recorded in Beacon Hill and Back Bay over the same period.
